Hello again from the Middle Methow

Someone said to me the other day. "I love summer." Duh. What's not to love, temperatures in the mid 80's the rivers are perfect for a nice float or a quiet afternoon on the beach. The high country is finally open and if the 80's on the valley floor is too hot for you, it's in the 70's at 4000 feet. A fellow was up on Hart's Pass this weekend marveling at the wildflowers. The streams and river continue to be above normal flows, so the river rafting season has extended. The river level has lowered enough now for the fishing to improve.

The real estate market continues to be very active. All our Windermere agents are busy showing everyday. Nice to hear real estate agents complain about being too busy. Price reductions are what's happening this week with 12. Some great deals out there.

Methow Naturalist
August and September are the best months to look for mushrooms in the montane forests and high mountains­prior to the onset of freezing temperatures that put an end to metabolic activity.  The moister areas are likely to be the most productive, although this year that could very well be anywhere in the uplands.  The various campgrounds and trails along the North Cascades Highway are good habitat, as is the Rainy Pass area.  I've seen enough Lactarius deliciosus (Delicious milk cap­which Aurora say's is "not necessarily delicious") to sink a ship in August.  Other mountain species include Chicken-of-the-woods, the Conifer coral, the Honey mushroom, and perhaps the most prized edible of all, the King bolete.  Among birds, this is the month to look for unusual shorebirds returning from the north; lesser yellowlegs, least, solitary, Western and semi-palmated and pectoral sandpipers have all be spotted along lakeshores in the Methow in August.  As for flowers, the late snowmelt should ensure that north-facing mountain drainages will be a riot of pink monkeyflower (Mimulus lewisii) red willowherb (Epilobium latifolium) along with late-blooming yellow arnica.

hope you have had a great week.
 
As we go into the weekend I thought I would pass something on to you
that may be of value for your clients.  You hear it, I hear it from our clients
...."we want to wait to see what happens......"
....."we want to see if prices will come down more before we buy....."
 
And here we are saying to ourselves,  "what are you waiting for?"
 
Interest rates are at historic lows (again!!).  In fact FHA rates were at 4.00%,
USDA rates at 4.00%, and conventional rates touching 4.00% before
the selloff yesterday. And jumbo 7/1 ARM's below 4.00% !!
 So we are at 4.25% for 30 year fixed rates at close of business today.
 
Home prices on average are already discountedt 20%-30% or more!!
 
Let me show you something:
 
If you have a $250,000 loan at 4.25% the P&I payment would be $1229.85
If the interest rate goes up 1% to 5.25% and you keep the P&I payment
at $1229.85 the amount financed is reduced by almost $38,000 to $222,716!!
Folks that is almost a 16% decrease in financing/purchasing power!
 
Interest rates may be low for awhile....but when they go up, it will be a hard fast move.
Remember 1980/1981 or 1993-1994??  If you have been through a few of these cycles you know what
I am talking about.  Interest rates always go up faster than they will come down.
 
The Fed's want to stimulate the economy.  Keeping short term rates low will spur
inflation.  And if employment doesn't respond, then we will have exactly what we
experienced in the 1970's....high interest rates and high unemployment.  That is
stagflation.
 
We all have clients sitting on the fence waiting for something to happen.  Our call to
action is to educate, communicate the facts, and lead.  Our customers are looking
for someone to lead them.  What a great opportunity.

Without going into detail on why all this is Economic stuff is happening and how long it will last; I at least want to pull out a positive:  Mortgage rates are lower than I thought possible!

Today we locked someone in on a USDA purchase- 30 year fixed, no Origination Fee, 100% financing, no Mortgage Insurance, at 3.875% !! 

That is insane,
but as long as we are living through this train-wreck, we might as well get some renters into their own homes.

The client above now has a mortgage payment only $9 a month more than what his rent was.

Market Update

INFO THAT HITS US WHERE WE LIVE...It certainly was a volatile week for stocks (see below), but mortgage rates just calmly headed lower. This of course was directly related to the turbulent stock market, which sent investors to the relative safety of bonds, pushing mortgage bond prices up and interest rates down. Last week, rates on 30-year fixed-rate mortgages hit a new low for the year, while rates on 15-year fixed-rate mortgages, 5-year adjustable-rate mortgages (ARMs) and 1-year ARMs all registered new all-time lows. Small wonder purchase loan demand was up a bit over a year ago.

The National Association of Realtors (NAR) reported the median sale price for existing single-family homes fell 2.8% in Q2 compared to a year ago. Yet 41 metro areas saw price gains, up from 34 in Q1. The NAR's chief economist said, "Median home prices have been moving up and down in a relatively narrow range in many markets, which shows a stabilization trend." Another survey showed two-thirds of the markets reported bigger price gains in Q2 versus Q1.

BUSINESS TIP OF THE WEEK...Maintaining a high level of customer service is key to success. Have customers fill out customer satisfaction surveys to pinpoint areas that need improvement. Ask for testimonials and post them on your website.

Review of Last Week

FASTEN YOUR SEATBELTS...Last week's stock market gave investors a very bumpy ride. As of Thursday, the Dow had changed direction each day for the prior seven. Things calmed down Friday enough to deliver a second day of gains, leaving all three market indexes down for the week just a tad. In case you were in a news blackout, the negatives the media kept hammering were: S&P's downgrade of U.S. debt, worries over European banks and "double dip" recession fears.

The Fed met Tuesday, said the recovery is "considerably slower" than expected, so they'll keep the Funds Rate at 0.0%-0.25% "at least through mid-2013." Consumer confidence hit its lowest level since 1980, probably because it was measured during the debt ceiling fiasco. There is still no hard evidence we're falling into recession. In fact, for July, Retail Sales posted their biggest gain in four months, UP 0.5%, and UP 8.5% in the last year. Initial jobless claims fell to 395,000, way below April's high of 474,000. The economy isn't booming, but it isn't collapsing either.

For the week, the Dow ended down 1.5%, to 11269; the S&P 500 was down 1.7%, to 1179; and the Nasdaq was down 1%, to 2508.

There were enough stock market swings and economic worries to send investors to the safety of bonds. With current higher bond prices, we will now be tracking the FNMA 3.5% bond, which closed on Friday at $101.05. National average mortgage rates edged down to some new record lows, as covered above.

DID YOU KNOW?...A "constant dollar plan," or "dollar cost averaging," is an investment strategy to reduce volatility. Securities are bought in fixed dollar amounts at regular intervals, no matter which way the market is moving. So, as prices rise, fewer shares are bought and when prices fall, more are purchased.

This Week's Forecast

HOME BUILDING, EXISTING HOME SALES, INFLATION, MANUFACTURING...This week's broad look at things economic features July Housing Starts and Building Permits on Tuesday, expected off a little, followed by Thursday's July Existing Home Sales, forecast up, heading back to the 5 million per year level. PPI wholesale inflation and CPI consumer inflation are predicted to stay well within the Fed's guidelines.

We'll also see some key reads on manufacturing, with the Empire State Index for the New York region expected up, but the Philadelphia Fed Index for that area down from the prior month. 

The Week's Economic Indicator Calendar

Weaker than expected economic data tends to send bond prices up and interest rates down, while positive data points to lower bond prices and rising loan rates.
