What does the smartest man on the planet have in common with the rest of us average folks?  Well two things actually.
The first is relationships.  If Einstein can't stay married what hope is there for us?
The second is compound interest rates and financing. However, this might be a harder problem to explain than the relationship of the 2nd theory of relativity and the unexplained differences in quantum physics.

In December of 2000 (the good old days) interest for 30 year fixed rate financing was at 7.73%.  If the average home price was 100K, payments would be $715.03, Interest $157,411.04 paid.  Total $257,411.04
 
In December of 2004 (the beginning of the bubble) interest for 30 year fixed rate financing was 5.56%. The home price had gained at the historic rate of 7% to 124K, payments would be $708.73. Interest $131,144.03 paid. Total $255,144.03
 
In December of 2008 (the peak of the bubble) interest for 30 year fixed rate financing was 6.18%. The same home price had risen to 220K, payments would be $1,344.58. Interest $264,048.03 paid. Total $484,048.03
 
In December of 2011 (the good old new days) interest for 30 year fixed rate financing is 3.875%. The same home price has dropped to 143K, payments would be $672.44. Interest $99,078.05 paid. Total $242,078.05
 
I'm no Einstein (ask anybody), but it looks like the same house has gained 14% in value and costs less today than any time throughout the past decade. You don't have to be Einstein to see it’s a good time to buy and maybe you'll stay married as well.

Last week 370 listings where on the market, this week 366 continuing the trend of diminishing inventory; 2 New Listings, 0 Sold and 4 Pending Sales is good activity. Pending Sales in the $500,000 range is encouraging.

Nationally
U.S. homebuilding is certainly following the advice of the first World Champion sprinter from Saint Kitts and Nevis. With housing starts registering a 699,000 annual rate in January, we're still a good way from perfection, but continuous improvement is being demonstrated. Also improved were December's starts, upwardly revised to 689,000. Best of all, the three-month moving average improved to a 697,000 annual rate, a three-year high. And single-family starts are up 16.2% versus a year ago.

New building permits were also up in January 0.7%, to a 676,000 annual rate. Versus a year ago, they're up 55% for multi-family and up 6.2% for single family homes. Even better, the number of single-family homes under construction was up 2.1% in January, the largest gain since 2004. And there were 119,000 more single-family starts than completions in January, the widest gap in those numbers since the housing boom peak in 2006. Builders clearly are more optimistic.

Trail Conditions/Notes: Weather conditions are holding steady with mild temperatures and mostly clear skies. If you are an early riser, you can look forward to fresh tracks and corduroy out of every major trailhead. The groomers were out early this morning and have been working a few new snow flakes into an already solid trail base. Expect the temperature to rise as the day progresses, and overall it should be a great day of skiing! We groomed the entire Methow Community Trail from the Town Trailhead all the way up to the Freestone, the Cub Creek and Fawn Creek sides of the Rendezvous, and the central and western trails and loops in Mazama. All of the upper and lower trails at Sun Mountain will be ready by mid morning. The bottom line is that we touched up just about every trail in the MVSTA system for President's Day, so 200 kilometers are yours to enjoy. Thank you for skiing and supporting the nation's largest Nordic ski area!

Northwest Weather and Avalanche Center

Forecast

Monday: Slightly increasing considerable avalanche danger above 5000 feet and moderate below Monday. Danger increasing Monday night.

Tuesday: Avalanche danger becoming high above 4000 feet and considerable below Tuesday and continuing Tuesday night.

Snowpack Analysis

Some fair weather early last week formed surface crusts in many areas while some other slopes retained shallow cooler powder, recrystallized snow or wind deposited snow. A 1-2 cm hoar frost layer was also reported near the surface of the snow pack along the Cascade east slopes and near Stevens Pass.

A strong front moved over the Northwest late Friday followed by an upper trough, cool northwest orographic flow and an unstable air mass on Saturday. This caused strong winds and heavy snowfall in the Olympics and Cascades. Snowfall totals for Friday and Saturday and were mainly in the 2-3 foot range near and west of the crest. Crystal Mountain and Mt Hood also received less with about 15-20 inches and similar amounts were likely east of the crest.

This snowfall helped caused many natural and triggered soft slab avalanches.  This included at Hurricane where a skier was caught on Sunday. Fatality accidents were seen at Stevens and Snoqualmie on Sunday. An injury accident was seen near Crystal Mountain on Sunday. Details regarding the avalanches are not yet available but it appears that most of the avalanches were triggered in recent storm snow layers. But it is possible that avalanches near Stevens Pass or any avalanches east of the crest were caused in part by the hoar frost layer buried in those areas. Crust layers from early last week may have provided bed surfaces for some of the bigger avalanches. This much activity obviously indicated a regionally unstable upper snow pack. While a little stabilizing should also have occurred on Sunday some soft or wind slab layers may persist on some steep slopes on Monday.

BUSINESS TIP OF THE WEEK... It's important to stay optimistic. Every problem has a solution and you'll usually find it more quickly by having a positive attitude from the start.

UP... The stock market went in the right direction, enjoying its sixth advance in seven weeks with the S&P 500 at a new nine-month high. It wasn't clear why investors felt so good, as economic signals continued mixed. The Greek parliament approved austerity measures, but the situation is not yet resolved and there are other spendthrift Eurozone countries waiting in the wings. Good news over here included the above Housing Starts, plus weekly initial jobless claims dropping to 348,000. Although declining, this number is still not where it needs to be.

Then there's inflation. Core CPI put consumer prices up a greater than expected .02% for January and up 2.3% year-over-year, their biggest gain since 2008. Leading Economic Indicators (LEI) were up a fourth straight month, but lower than expected. Manufacturing showed surprising strength in the Philadelphia and New York regions, yet overall industrial production came in flat. Retail sales were up in January following a flat December, but car sales were stalled.

For the week, the Dow ended up 1.2%, at 12950; the S&P 500 closed UP 1.4%, at 1361; and the Nasdaq shot up 1.6%, to 2952.

There were small pull backs in bond prices as investors pulled out, hoping the Greek debt crisis would get resolved this weekend. The FNMA 3.5% bond we watch ended the week down only .06, to $103.10. The national average rate on a 30-year fixed rate mortgage stayed at its record low level in Freddie Mac's weekly survey. Average rates overall remain historically low.

HOME SALES, JOBS, CONSUMER MINDSET...  It's a quiet week for economic reports but two big ones will depict the state of the housing market in January. Wednesday's Existing Home Sales are expected up just a bit, and Friday's New Home Sales are also forecast to rise, though still far below where they should be. We'll monitor weekly Initial Jobless Claims and Continuing Claims on Thursday, and Friday brings the final read on University of Michigan Consumer Sentiment for February.
